If you are reading this from a fifth-floor walk-up in the East Village, the West Village, or the Upper East Side, the math has probably already convinced you. Miami's headline rents are no longer wildly cheaper than New York's, but the all-in cost of living, what actually hits your bank account each month, still is. This is the apartment-side of that move, written by a team that has relocated several hundred New Yorkers in the last three years.

A $4,200 1BR in Murray Hill gets you a 600 sqft brick-and-pre-war unit with a tub-shower, a window AC, and a fourth-floor walk-up. The same $4,200 in Brickell gets you a 750 sqft 1BR in a new tower with floor-to-ceiling glass, in-unit washer/dryer, a pool deck on the 40th floor, valet parking, and a concierge. The same $4,200 in Edgewater gets you 900 sqft with a real bay view. The buildings are not comparable, and neither is the lifestyle.

Broker fees do not exist here

State income tax disappears

Florida has no state income tax. New York City residents pay roughly 10-13% combined state and city tax. On a $200,000 salary, that is $20,000 to $26,000 a year that stops leaving your paycheck the day you become a Florida resident. That number alone re-prices what rent you can comfortably carry. Tax situations vary, consult a CPA or tax advisor for guidance specific to your situation.

Neighborhoods that feel familiar

  • Brickell is your Midtown. Dense, walkable, towers, work-from-the-lobby energy, dinner at street level.
  • Wynwood is your Williamsburg. Lower-rise, creative, galleries, breweries, lease-ups every quarter.
  • Edgewater is your UES on the water. Quieter, residential feel, newer buildings, real bay views.
  • Coconut Grove is your Brooklyn Heights. Tree-lined, residential, slower pace, walkable village core.
  • Miami Beach is your Lower East Side on an island. Older inventory, character, parking is a contact sport.

What you actually need to apply

Most large Miami buildings want 2.5x to 3x the monthly rent in gross monthly income,  recent paystub, or a signed offer letter, and government ID. Self-employed? Tax returns and bank statements mostly accepted. We cover the income side in detail in how much income you actually need.

What surprises every New Yorker in the first 60 days

  • You will need a car. Even Brickell and Wynwood, the most walkable neighborhoods, are walkable inside themselves, not between themselves.
  • Summer humidity is real from June through October.
  • Pool amenities go from nice-to-have to non-negotiable.
  • Buildings here deliver on amenities. The gym is real, the pool deck is real, the concierge knows your name.
  • Closet space is generous compared to anything pre-war. Wardrobe expansion is allowed.
  • Hurricane season runs June 1 to November 30. Most buildings built after 2014 have impact glass. Older ones may not.
